THE NEGOTIATOR
It's all in the fine details.
After grasping your design preferences and reviewing the structural drawings, I'll sit down with you to clarify your own personal scope of works. Together, we'll discuss your essential requirements and any non-negotiable aspects. Once this is done, I'll produce a professional schedule and scope of works, including an estimated bill of quantities.
The more detailed your drawings are, the more detailed the final product will be. Once you're satisfied with this, I'll send it out to three contractors for tender. I'll negotiate prices, availability, payment terms, and project duration on your behalf.
While I'll provide you with my suggestion of choice, ultimately, you need to feel comfortable with your future contractor. After the contracts are signed, you'll continue to liaise directly with your builder.
THE PROJECT MANAGER
Getting the project on the rails.
Once our Negotiator completes their role, our Project Manager steps in. We'll craft a comprehensive project programme, pinpointing any crucial decisions required from you, allowing you to concentrate on the final touches as they arise.
Regular check-ins with the contractor will ensure smooth progress, addressing any delays promptly and devising action plans to mitigate them. Weekly meetings will be arranged among all stakeholders to maintain alignment, fostering clear communication and collaboration.
We'll handle valuations and issue payment certificates, providing you with peace of mind regarding budget management throughout the project.
THE CONSULTANT

In addition to the above The Consultant will be more involved and pro-active in your project. Technical knowledge and inspections will assure peace of mind. Liaising with the local or private building control authority takes the stress out of you day as well as recommendations, trade discounts or design input might shine some fresh light on the otherwise daft loft en-suite. After all you can make use of over 16 years experience in the construction industry, six of that in the high end London sector.
